A new operator has been found for the Alfred Herring pub in Green Lanes. It will be re-opening as a "vibrant sports bar" with an "exciting food offering".

The news that a new lessee had been found for the Alfred Herring was posted to Instagram on 22nd October by Hampden Square-based commercial property agency Mi Commercial:

***NEW LEASE SIGNED AND SEALED***

A vacant ground floor commercial unit totalling 6,500 sq ft - formally a Weatherspoons’ pub for 15+ years.

Location: Green Lanes, Palmers Green
Rent: £125,000p.a.

The new operators will be re-modelling the space, upgrading it and creating a vibrant sports bar brand with an exciting food offering!

This now takes our delivery of leasing and business sales into Green Lanes even further, and we’re pleased to have executed on two of the largest single let deals in N13 history.

Pub operator Wetherspoons put the Alfred Herring lease up for sale in 2022 and eventually closed the pub in May this year, since when the large ground-floor premises, a converted shop, has been empty.

On 17th October an advertisement for bar staff for the Alfred Herring was posted to the Glass Door website, indicating an expected start date of 18th December. Today the website is showing the job listing as "no longer available". It is unclear whether the job listing was submitted by the same company that concluded the deal with Mi Commercial this week.

So how many "pubs" can Palmers Green support? This will put pressure on the Fox.

How so? This isn't a new pub. Just a replacement of an existing. The competition levels haven't changed. Fox always provided a superior experience but the Wethers was cheaper.

The only difference now will be the replacement pub showing the sport which Wethers never did.

How many pubs can PG support? Well I'd guess the same main 3 it always has.
