The Lateral Property Group have submitted an amended version of their planning application to develop the Fox pub and its car park. Following public consultation and discussions with Enfield planning officers, the new application is for an increased number of flats (54 rather than 44), of which 30 per cent would be classified as "affordable" (compared with a target set by the Mayor of London at 50 per cent).

The Friends of the Lakes Estate Conservation Area have submitted an objection to the planning application by Star Pubs and Bars and the Lateral Property Group to redevelop the Fox pub and its car park. This follows a few days after an objection was submitted by Talkies Community Cinema.

Star Pubs and Bars and the Lateral Property Group have now submitted a planning application for redevelopment of the Fox pub and car park. There appear to be only small changes to the plans that were on show at the public exhibition held this July.

The three companies involved with planned redevelopment of the Fox have begun posting invitations to an exhibition and ocnsultation event through letterboxes.
The exhibition will be held in the function room at the back of the Fox from 2pm to 8pm on Tuesday 4th July.

On 4th July from 2pm to 8pm the developers HardHat will be holding an event in the function room at the rear of the Fox to inform and consult local residents about their proposals for redeveloping the site of the Fox pub.
The proposal is to restore the exterior of the existing building, improve the interior of the pub while reducing its size and using some of the current pub as retail space. The plans include converting upper storeys into flats and building new flats above the car park........

When, back in September, we published a short item stating that there were plans to build housing on part of the site occupied by the Fox, the article attracted an unprecedented degree of interest on the website and our Facebook page. A clear indication that, even though they may not visit the pub very often or at all these days, local people regard the iconic corner building as a central feature of Palmers Green and are concerned about its future.

The owners of the Fox are not planning to demolish it, but rather to restore the external appearance of the building, which would accommodate a smaller, but "family-friendly" pub, and provide new housing on the upper floors and over the car park. Part of the ground floor would be separated off and converted into a retail or leisure unit. It is unclear whether the plans envisage the Fox continuing to have a function room.

Southgate District Civic Trust's application to register the Fox pub as an Asset of Community Value has been successful. Enfield Council notified the Trust last week that the application had satisfied the rigorous requirements set down in the legislation - the first ACV application to do so anywhere in the borough.
An important factor was undoubtedly the fact that important community events are held in the large function room at the rear of the Fox. Recently the room has been used.......
